How do I tour an apartment and check out the community?
We’d love to show you around! For in-person tours, you can request one through the chatbot on the website or contact our leasing office to schedule a tour. Please bring your ID to the tour.

APPLICATIONS AND LEASING
How do I apply for an apartment?
Once you have found your desired floor plan on our website, you can submit an application via our online portal or just give the leasing office a call, and they will be happy to answer any questions you may have.
 
What documents do I need to provide for the application process?
To start your application, you'll need to provide a valid ID and proof of income. These documents help us verify your eligibility and ensure a smooth leasing process.
 
What are the income requirements to qualify for an apartment?
To qualify, your income should be at least three times the rent amount.
 
What is the lease term for the apartments?
We offer flexible lease terms ranging from 4 to 15 months, giving you the freedom to choose what best suits your needs. Ask us today about available units.
 
Can I sublease my apartment?
No. We do not allow subleasing to ensure the comfort and security of all our residents.
 
Is renter's insurance required?
Yes, renter's insurance is required to protect your belongings and provide peace of mind. Each applicant must be on the insurance policy. For more information, please contact our leasing team.
How do I renew my lease?
To renew your lease, please send us an email indicating your desire to renew at least 60 days before your lease ends, and we will provide you with an updated lease agreement. If you do not wish to renew your lease, we will provide you with move-out instructions, your final move-out date, and your final balance owed.
 
Does One Dallas Center offer affordable housing options?
One Dallas Center does not participate in an affordable housing program at this time.
 
MOVE-IN AND MOVE-OUT SUPPORT
Are there move-in or application fees?
Yes, an application fee is required to apply for an apartment. Please contact the leasing office for the current fee structure and any move-in promotions.
 
Are there services to help with the move-in process?
One Dallas Center provides access to freight elevators to assist with your move. The leasing office also has some moving dollies available for check-out. Please coordinate with the leasing office to schedule your move-in.
 
Are there any restrictions on decorating or modifying the apartment?
You're welcome to decorate your apartment to make it feel like home! However, if you wish to make any modifications, please seek approval first. You are responsible for any damages, which will be deducted from your security deposit.
What happens if I need to break my lease?
If you need to break your lease, please contact the leasing office. They will guide you through the available options, which may include early termination fees and other conditions based on your specific situation.
 
How much notice is required before moving out?
A 60-day notice is required before moving out. Be sure to submit your notice in writing to the leasing office.
 
What is the process for moving out?
When you're ready to move out, please return your keys to the leasing office during office hours so we can process your move-out on the same day. We cannot complete your move-out until we have received the keys. Once you are out of the apartment, the team will inspect the apartment and determine any damages and repairs required.
 
How long does it typically take to receive the security deposit refund?
A refund will be issued within 30 days of moving out in the form of a check.
 
FEES AND PAYMENTS
How much is the security deposit, and when is it due?
The security deposit varies by apartment type: $350 for a studio/one-bedroom, $550 for a two-bedroom/three-bedroom. It is due when you apply for your new home.
 
Are utilities included in the rent?
Utilities are not included in the rent and are billed separately, allowing you to manage your usage and expenses independently. Residents need to set up their utilities before moving in.
 
Which Wi-Fi providers can I use?
The property is equipped with AT&T Fiber, and they are the provider that is going to have the best service for the property, but you’re welcome to utilize other available providers for your Wi-Fi/Cable services.
How can I pay my rent?
You can pay your rent conveniently through BILT in our resident portal. We accept online payments via credit card, debit card, or bank transfer. For more details, contact the leasing office.
Are there other fees, such as monthly amenity fees or technology fees?
Yes, we do charge a monthly amenity fee, which goes towards the upkeep of our amazing amenities. Please contact the leasing office for the current fee structure.
 
PARKING
Is parking available? Is there an additional parking fee?
Yes, we offer secure gated garage parking for residents. Visitors and guests can park in the designated spots in the garage. Residents, guests, and visitors are required to register their vehicles to avoid towing. Additionally, there is a $100 parking fee per parking spot.
 
Are there any restrictions on overnight guests?
Overnight guests are welcome, but must park in the designated guest spots and register their vehicle to avoid towing (subject to future changes).
 
Are there EV charging stations?
One Dallas Center does not currently offer EV charging.
MAINTENANCE AND REQUESTS
How do I submit maintenance requests?
Maintenance requests can be submitted through the Resident Portal online. For urgent issues, please call our emergency maintenance team at (214) 754-0700, available 24/7 to ensure timely assistance.
How quickly are maintenance issues addressed?
Non-emergency maintenance requests are typically addressed within 1-2 business days. Emergency issues, such as water leaks or electrical problems, receive immediate attention.
PETS
Do you allow pets in the apartments?
Yes, One Dallas Center is a pet-friendly community, allowing both cats and dogs.
 
Is there a pet deposit or a monthly pet fee?
Yes, there is a required pet deposit along with a monthly pet fee. The exact amount depends on the type and number of pets. Contact the leasing office for specific fees.
 
What is the pet policy for specific breeds or sizes?
There are no breed or weight restrictions for One Dallas Center.
 
AMENITIES AND FACILITIES
What amenities are available in the complex?
One Dallas Center offers various community amenities, including walkability to both Downtown Dallas and the Deep Ellum district, a resort-style swimming pool with cabanas, an outdoor kitchen with grills and dining space, a fitness center equipped with the latest technology, a stylish lounge space with a full-service bar, a beautiful sky lounge, and a flexible conference room for small gatherings. From tranquil courtyards to vibrant social spaces, every detail is designed to make life effortless and extraordinary.
Are there laundry facilities in the complex?
Yes, all apartments are equipped with a full-size washer and dryer for your convenience.
 
Do the apartments have high-speed internet access?
All apartments are pre-wired for high-speed internet access. Residents can choose from AT&T Fiber or additional providers if preferred. To install Wi-Fi in-unit, residents should schedule direct appointments with the provider of their choice. We happily provide high-speed Wi-Fi in the common areas free of charge.
 
How does package delivery work?
Package deliveries are accepted through our Amazon Hub lockers located on Level 1 near the entrance to the Lounge. You can collect your packages 24/7 from the designated package room through the Amazon Hub system, or you can pick up your oversized packages from the concierge from 9:00 am to 12:00 am weekdays, 10:00 am to 12:00 am on Saturday, and 10:00 am to 8:00 pm on Sunday.
 
What floor plans are available at One Dallas Center?
